We assess your current lease and pull out all the business terms, critical dates and important information to get a better understanding of you current situation. - Establishing a project timeline
We work with you to establish a timeline that best fits your needs. Through our expertise we are able to project the probable time requirements on the various options available. - Completing a needs assessment questionnaire
We work with you to fill out a needs assessment questionnaire. This questionnaire gives us a comprehensive analysis of your current and future space requirements.
Comprehensive Survey of the Market
Our team is continually gathering information on potential space opportunities and needs that might exist in the marketplace; these include potential development or sub-lease opportunities. A market survey consists of analyzing all these opportunities with your current requirement as well as conducting an in depth search for additional suitable properties.
Market Report
Our team takes all the information gathered during the market survey and conveys it to you in a simplified market report, including a map, picture and a snapshot of pertinent information to your individual needs. This is done to help you narrow down properties and save on tour time.
Property Tours
Our team will organize and schedule property tours based on the options you have chosen.

Request for Proposal (RFP) Submission and Analysis
Our team has developed and submits an extensive RFP that outlines not only the terms and conditions for a potential lease or purchase at the chosen properties, but gives a detailed explanation to the physical characteristics, HVAC conditions, construction capabilities, operating expense history and building amenities. Each RFP is analyzed and compared to help you determine which option best fits your needs.
Contract Negotiations, Review and Execution
Our team utilizes information from prior analysis to negotiate on your behalf. Negotiating strategies vary greatly from deal to deal, however, our background in ownership and development allow a greater understanding of the bottom line. Having negotiated more than 400 leases, we understand every lease clause, and most importantly its potential impact to both Tenant and Landlord.
Assisting in Transition
Our team maintains close contact with all parties throughout the entire process, including design, construction, and move-in phases. With our expertise and guidance we can help make the transition into your new space as simple as possible.
