Niagara Mohawk Power Corporation

Niagara Mohawk Power Corporation (NIMO) generated and supplied electrical power and natural gas to most of the property owners in New York State. They had 4 emergency repair and maintenance facilities in Onondaga County. It was determined that they could provide quicker response in emergencies and more efficient maintenance procedures with a single, well located facility. Each facility had deficiencies in one or more of the maintenance areas, inventory space, location, access for large equipment etc. The Bell Group was chosen to analyze the market area and determine the best geographical location and manage the transaction through lease negotiation.

Objectives:

  • Summarize the property needs in an easy to review response format
  • Provide a thorough market review of available buildings and sites
  • Create a competitive bidding environment helping to achieve maximum savings

Process:

  • Prepared an in-depth property needs survey detailing all physical characteristics needed
  • Controled a parcel of land and prepared and issued Request for Proposals (RFPs) to pospective developers
  • Coordinated the building specifications and financial review of submitted proposals

Results:

  • Because of NIMO's control of the specific parcel of land, developers were obligated to bid on an equal footing basis facilitating financial comparisons
  • Negotiations were specific to a lease rate since The Bell Group had removed any ambiguity with a complete set of specifications (build to suit)
  • A date-certain submission requirement was implemented creating a sense of urgency
  • The resulting service center was extremely well located and resulted in timesaving due to new efficiencies achieved from the new build to suit
