Hanover Insurance is a national insurance company with offices throughout the northeast. Their lease was to expire and they reviewed the market and could not complete a successful lease. They extended for 1 year and the Bell Group was engaged to review the market and finalize a lease for relocation of the office.

Objectives:

• Locate a facility of approximately 40,000 useable sf that offered excellent exposure and accessibility
• Reduce the occupancy cost of their current facility

Process:

• Performed a complete market review identifying available opportunities
• Prepared and issued Request for Proposals (RFPs)

Results:

• Through a process of competitive negotiation a facility was selected adjacent to the New York State Thruway providing fantastic exposure and excellent accessibility
• The ultimate savings received from the initial Request for Proposal responses to the final transaction was approximately $321,750.00
