American Granby

American Granby, a wholesale plumbing and pool products distributor, had 12 months remaining on their existing lease when the decision to build was made. The Bell Group was engaged to oversee and coordinate all aspects of the project development to create this new owner-occupied facility. Due only to the enormous quality and amount of commitment and decision-making by the entire team was this unlikely schedule successfully accomplished.

Objectives:

• Provide review of existing properties for sale or lease
• Identify and conduct preliminary due diligence on potential new-build sites

Process:

• Purchased 19 acres of commercial land
• Negotiated a New York State grant of $200,000 to support the construction costs
• Qualified and negotiated the project development of the design, engineering, municipal right to build process and bid documentation/negotiation

Results:

• A new 112,500 SF facility was completed on time and under budget
• A fully functional facility, complete with an over 200 foot curved glass exterior wall of windows and 13,000 sf of Class A offices
