Unisys, Inc., an information management company, relocated to a 46,555 sf brand new build-to-suit facility in Rochester, NY in the Calkins Road Business Park. This new facility replaced their previous leased facility in Farmington, NY. The Bell Group represented the tenant in this requirement, which encompassed a detailed 18-month project timeline overcoming many challenges along the way.
Objectives:
- Keep the square footage requirement at or near the target size
- Accommodate for the unexpected change in projected employees from 200 to 400
Process:
- Assessed various schematic designs for several competing locations, including their current location
Results:
- Through teamwork and communication all the various challenges were met, resulting in an improved new facility
- A location was chosen with significant savings and dramatic improvements in floor plan layout, exterior building aesthetics, interior building finishes and overall building maintenance
